I know that often where there is a will there is a way in respect of getting around covenants (particularly when it's the Council who want to get around it) but there is I believe a covenant in existence protecting the use of the land for 'recreational and or sporting use' or something similar.

I believe that one of the reasons for Mr Maunders' departure was that his attempts (together with a local politician friend of his) to overturn the covenant and build on Moss Lane had been unsuccessful

Very true about covenants being overturned. There was a similar one on Wimbledon's old ground which cost £800k to remove. Within ten years the land was sold for £8 million!
